AASR Valley of Toledo Update
We know that there are still questions as to the recent sale of the building and associated land at the Heatherdowns location. We hope the following will help answer some of those questions.
Initial attempts to sell the building via a commercial realtor proved futile. At first it was believed that there was a potential buyer but that deal fell through. Meanwhile the building continued to cost money to operations even though it was sitting empty. And although money was being saved with the new leased facility the cost of the discontinued operation was exorbitant.
The recent sale of the building and associated land proved to be the best option available and we now have a Standing Offer to purchase with 10% down in escrow. The sale should close before September 1st.
To give you some hard numbers we sold the building and the property south of the Cass Road entrance for $225,000.00. The building was costing us over $100,000.00 a year in taxes and Insurance alone.
The remaining property is prime real estate and the taxes and insurance are at a sustainable level until we can realize top dollar for the remaining property.
With the land we sold to Stranahan last year and the pending current sale we have realized $435,000.00. When the remaining property is sold in a better real estate market we should be able to realize a total value equal or close to the amount of the original holdings.
